Basement Leak Repair in Greenfield, South Milwaukee and Racine

In Southeastern WI, basement leaks are a common headache due to our region’s climate, soil composition, and older housing stock. Here are some of the most common causes:

1. Heavy Clay Soil

  • The soil in much of southeastern Wisconsin, including Greenfield, has a lot of clay, which expands when wet and contracts when dry.

  • This expansion and contraction can put pressure on basement walls, leading to cracks and water intrusion.

  • If the land slopes toward your house, water will pool near the foundation.

  • Over time, this can cause leaks, especially during spring thaw or after heavy rains.

  • If the window wells aren’t properly drained, they can fill with water and leak into the basement.

7. Old or Damaged Drain Tile System

  • Older homes may have failing or nonexistent drain tile systems.

  • If water isn’t directed away from the foundation effectively, it can pool and eventually find its way in.

8. Sump Pump Failure or Absence

  • Many homes in the area rely on sump pumps to handle groundwater.

  • A failed or undersized pump can result in water backing up into the basement.
